I have the motivation and resources to fight him in the courtroom if need be. well in fact if you need to actually get in front of a trier of fact that could be years from now.. so I suppose an alternative delivery method in the meantime if it actually comes to litigation would be necessary we wait too long and folks will forget this whole sad chapter in INdy real estate. and Jacksonville.

Even if I had to replace the appliances every year I would include them, because a lot of tenants are dumber than a box of rocks and would destroy the house installing/removing appliances themselves rather than paying a qualified delivery/installation service.
