It is hard to find a good cashflowing deal, you would mostly bet on growing equity over the years, just like Toronto, NYC, SF, LA or other expensive coastal market.

Three years from now they will be living close to their church (which might say something about them, but don't bet on anything) but the reality is, if the property value does not go up, if there is no incentive for the seller to kick you out, and all goes well over the three years, you can probably extend your deal.
