Congrats @Kevin Chen @Michael Gellar I'm looking in the same area and expect to close on 2-3 properties by the end of the year if everything pans out.  

The portion of white PVC pipe you see down in the hole is the very top of the drain pipe that is supposed to be connected to the shower pan via some additional plumbing connectors.

Trust me, I've run this through with all feelings aside and the "you wouldn't be in this situation if it weren't for me" scenario still doesn't pan out to me.

If the Due Diligence pans out, I would rate this as a GOOD deal, not Great and not Fair.

We will see how other rougher areas pan out in the upcoming future! 

Its a balancing act, I would recommend talking with the broker and stating that any property they show you then get to be your exclusive agent but that you are working with other agents that are bringing you deals and they deserve to be properly compensated for their work just as he/she will be compensated for his/her work if one of the properties that you are shown pan out.BTW good word choice but I doubt too many people know that neophyte means beginner

I have started asking people I know to help with the money to get started and hope that something pans out.

I'd like to minimize the waste of my time and money by backing out of deals that don't pan out because of issues that come to light during the comprehensive due diligence process.

I've been banging my head against the wall to get started in my next phase in life so I can leave my day job (eventually), make my money work for me, and I keep thinking i'm being trigger shy - but nothing pans out #'s wise..
