In the worst case, you end up needing to read submeters and bill your tenant(s) for use.I've never had a vacancy where solar would make any difference whatsoever and I've never met a prospective tenant that has looked for or asked for it.  

You'll make a lot more money likely fixing teeth than grinding teeth selling real estate I think.

Only after you cut your teeth working hands-on on a few deals in your backyard, then and only then would I even consider investing out of state.I followed this path, local first then out of state, and even though I was well experienced before looking out of state, I still had MAJOR problems ...

But, this can't be an obvious sales job either, I suggest no printed material whatsoever as it would be easy to construe such as an inticement to do business.Using an educational base as the door opener would probably be fine.

Everybody who falls down needs a good kick in the teeth to get them going.
