Abiline Texas - I need your help

Hey Texan BPers. I am from Michigan but have received a property lead from Abiline, Texas.

Public records basically tell me that the property is in a low income area. But since I'm not from there I need your help.

It's just north of Hardin-Simmons University and according to the gray shaded area on the map is just off campus property??

Any help will be greatly appreciated. It's a 2 bed, 1 bath, 1130 square feet. Condemned by the city. I'm still verifying the person who contacted me is the real owner. They claim to have inherited the property and just want it gone.
