Once you get into the areas where the ARV's are less than 100k your margin for error is more slim and sometimes tougher to get that chunk of equity you need to be able to pull all/most of your cash back out.

@Jeffrey Jenkins,That's going to depend on why the house is vacant.REOs can be a challenge to wholesale unless you buy them from the lender and then resell them without improvements for a slim profit.Absentee owners may have multiple issues with their property such as pending foreclosure, tax sale and/or other liens.One possible niche, I suppose, might be to buy properties from rehabbers who fail if you can get the right price.Then, of course, there's always divorce and probate / estate liquidation, each of which will have its own challenges.
