At minimum you need the trailing 2-3 years of operating statements and a current rent roll to come up with an initial offering price.

The houses look a little old, maybe built in the 70s or 80s but I think it's a great area.There's a few nearby parks around them as well deep in the hills, even hiking trails.

Currently with 2 properties under 1 LLC I have 5 of them and as I grow the number of LLCs there is a lot of paperwork trail required. eg : Annual registration, if you have a registered agent need to renew that.

These are at 2 different banks and my personal bank is still in the 20th century so I can't just transfer it to create a nice paper trail. ...And just as an FYI, I do plan on seeing a CPA before Jan. 2017.

Also remember; yes we have to underwrite to actual trailing/current performance (this helps set a minimum/downside return) however the majority of the return comes from the ability to add value.
