I am down to 11 rentals now all in Mississippi ( well I have a few in Oregon but they are so passive I forget I even own them LOL) my rents on the MS properties are all 1400 to 1600 top of the line A class they don't hit the 1% rule but they also have no problems collecting rent and very few repairs and are never vacant.
