Time to go somewhere else bud; I recommend commercial for the long haulers who want to build a empire.

It just so happens many of those events are younger people-- promotions, marriage, firsts jobs, etc.I would do more research on demographic trends on millennials and find some empirical research (industry news, academic journals, etc) to support the claim.

Or is the goal to build up a real estate empire where recycling your initial investment over and over in the BRRR strategy is more necessary and you reach your cash flow requirements through volume instead?

@Oleg Korolov While I think there is money to be made in land, I doubt that you will add any value by doing the plans and permits.  

We're about to wrap up our latest flip and are excited to rebuild our "empire".I'm also a licensed attorney and  I work as a business and legal strategist for entrepreneurs.

Paying off student loans and ridding yourself of the heavy burden or getting into real estate more quickly and building an empire?

Also, I know some broke farmers who own a million dollars in land and can barely pay the property taxes on the land.

Have you considered investing in land for diversification.
