If the dog doesn't behave well in front of you, it will not behave well in front of any other stranger (repairman, mail carrier, etc).  

Are you the only game in town, so the only way they can get a rental is to give some stranger all of their personal information, including their social security number, and get a hard hit on their credit report -- all for the right to even look at the unit?  

Thinking it may be dIfficult to get 3 strangers to rent the 3 bedrooms together.

In the end, you guys are strangers and I couldn't really care less if anyone adopts the strategy beyond what I said originally, which was that I think it's a general shame that more people don't get it.

You could self-manage.I managed a building for an owner in the SF Bay Area, but I would not share his info with a stranger.
