confidence is at all time highs, incomes and wages are on the rise... the stock market has priced in this growth of course as it is very efficient, but regarding other asset classes... real estate in particular is very much a local economy supply demand driven asset ... so it doesnt need to correct necessarily but could soften industrial metals could continue to grow, oil and other inputs to economies as welllthe globe actually looks pretty robust and in growth mode actually.as for the quesiton "what do do" if you genuinely think everything is overvalued... get in cash... spend money on enjoying life experiences , and do things to help like donate to non profits that help a cause you  like.... its not always about making money, but its about enjoying the journey

Then if your price is far, yet you feel you still would want property and that you've done a great analysis - then I would approach broker to let him know you like the deal - yet are unable to make the whisper price work,  explain that you do not want to insult the seller or the broker ( as you are building these relationships) The selling Broker may give you some words of wisdom to win the deal, as they have undisclosed info. When you make your offer always include your resume and maybe your story on why you want this property and why you are a good fit.

From my understanding there are two property management companies in the area and this one came as a recommendation.I guess ultimately I am displeased with the service of my current PM, I only have two other options: (1) the other PM (2) start my own PM.I think I can develop a team in the area and I know enough real estate investors to make it lucrative but may be adding more to my plate instead of taking some off.My objective is to take some work off my plate with keeping the costs either fixed or better. My initial thought was to hire someone to do all my petty tasks and give them an opportunity to learn about the PM side of things and get their feet wet in the real estate market (resume builder) - someone fresh out of college that is hungry to learn.
