I listened to BP podcast religiously for a few months before getting my hands dirty too.I’m currently running a vacation rental in Waikiki and thought I’d share some details from my experience.

There seems like there is frequently old schools for sale in my neck of the woods....people buy them and try to turn them into apartments or industrial complexes......I have a colleague that buys them up like crazy for some reason.....they don't get very much for them......he bought one just so he'd have a place for him and his buddies to play pick up basketball games......rents the rest out for storage or whatever..... he also rents to religious groups / cults,  that want to teach their beliefs to their kids.......he seems like he's doing fine with them?????  

IMHO most of his books are just motivated books which I guess is ok if you need it but really there are better motivational books out there(including the bible for those who are religious or religious curious).But as far as actual real estate education he is so vague it's not really worth getting his materials.

I'm a complete novice so I called a friend who referred me to this site.I seek to be a leader of my rural community and I believe I can do that through commercial real estate.My local post office is for sale at $150k with 3 years left on the lease and a NOI of $14,3k and a CR 9.5% and yearly property tax at $2.4k.

Do you just have to search for posts or do you follow the leader of the group?

Another suggestion is to set up a bunch of keywords and use the search engine religiously on this website and you will learn a TON!

I run the acquisitions and sales department for the national leader in turnkey properties based in Chicagoland.
