The loan modification would be signed by you and your borrower and filed away with the original note.Loan mods that affect the mortgage/deed of trust or your title insurance, among many other reasons, should be recorded.

I agree with Jeff S - I think they're concentrating more on short sales and perhaps even loan mods.

@Nathan Schoenborn well I don't need to listen to any pod cast  RE is most defiantly a belly to belly business at the end of the day.. at least in my 42 years at flailing at it. 

Mods - I don't know if this is the correct place for this, if it isn't please move it.Does anyone here have direct personal experience with Regions Bank?

Been doing research and reading/pod casting BP and I am not finding deals that "work".  

I always at least explore the possibilty of the loan mod.

Just wondering what you guys consider to be a pod ARV when flipping properties.
