If you don't trust the owner's word for whatever reason, I would also ask an inspector to take a look and see if they recognize any signs/patterns that would identify water entry and whether any work has been done or not.Hope this helps.

Most people would've stopped there , but I ended up researching a good probate attorney and offered to absorb the attorney fees under the condition that they provide the attorney with EVERYTHING he needed and provide their full cooperation.They were thrilled with the offer and we are now moving along.Hopefully you see the pattern here which is persistence and an unwavering will to always find a way to blow through any obstacles will be the key.Not all deals are easy..but the difficult ones provide much valued education.Jimmy
