Each side is identical but giving a big break for my tenant of 15 years!  

Yes, this will be taxed at the highest rate, ordinary income, identical to a flip. 

Tax rates are almost all identical and ludicrous in Albany, Schen, or Renss counties, so that's also a wash. 

Why would I add responsibility and potential headache because in lower income areas laundry mats are really expensive ( price gouging) and often scary full of thieves weirdos druggies rift raft beggars .

They receive an email, click on the link and pay the fee (the one I used was $40 per person), fill in their social and other details, and answer identity verification questions. 

A nearby almost identical property to it grosses $130k.

Wouldn't want the tenant to send that to me by email or SMS due to identity theft concerns, but would also prefer not to do tech support on the ins and outs of file sharing with Dropbox or whatever.Thanks.
