if you mean "listed" as in with a real estate agent - RE's negotiate assignments.it's all about delivery and acceptance.if you deliver an offer and the seller accepts, that's first foundation for any contract.

Here’s what I liked:- I had the same salesperson throughout the entire process which involved rescheduling delivery twice due to tile not being done. - handled the entire transaction over the phone which Lowe’s would not do (they required me to sign something in person)- comparable prices with better customer service- emailed me the quotes and specs of all appliances - removed my old appliances for a reasonable fee- I’m supporting local small business like myself not some CEOs multi million dollar bonus.

Here are some interactions I deal with: Paying $200 worth of groceries and refusing to pay a mere .30 cents for a reusable bag (not covered by food stamps) - and then asking for delivery and not tipping the delivery driver.

Make your offer a good percentage below the last listed price.I use a lead generating program in Maryland, Jacksonville Florida and Dallas Texas - my partners (friends from Bigger Pockets) run the leads that I receive from the radio or TV advertising - using my branded commercials (all leads come to my 800 number, I qualify the lead and call my partner to help get comps, look at the property and delivery the contract of sale that I forward to him or her).

Why not just mod the plans to fit standard low cost home depot cabinets--and make sure they can deliver the amount you need.If you take 100% delivery up front you will need to store them, insure them and possibly guard them, as well as load and transport them--so that figures into the cost also.Doing it Just in Time, may leave you with delays, despite promises to the contrary, so figure that into the cost also.Knockdowns (You Assemble) might store in a few 18 wheel trailers, but beware of moisture and humidity (flake board and plywood).You will need an inventory system for cabinets in and cabinets out if you store them--that's a lot of cabinets.Good Luck!
