There's not much info online and Army Corps site is not a help either.

For Goodwill/Salvation army it seems like if it is close to a nicer area you will find better stuff. 

Even on small projects you could have to deal with the Army Corp of Engineers, and various environmental agencies.

The ARM is currently 6.9% and they said it is frozen although my original loan agreement capped it at 10% roughly.

To be fair, I got 3 jokes out of that - one for Floridians, one for Russian speakers (a palatka is a tent, even though that placename was derived from an Indian language instead), and a "Russian speaker improperly using English grammar per their own model" joke.  

I'm not saying that we will change the name of the country or that the Chinese will land their army here.

Start with a title search, perform environmentals, review all current leases and perform a meet and greet with tenants, while always being sure to check with the Army Corps of Engineers when dealing with waterfront property.

Check your Goodwill/Salvation Army or Thrift stores.
