Fiberglass tubs would not cause a weight issue compared with the old cast iron tubs, and one questions is will it fit in the door, up the stairs, and into the space, the tubs now can come with surrounds that have sections to help around those issues.As a renter a shower is preferred for use.

As such, we can not justify holding it any longer, and are putting it up for sale next week after it gets repainted to show well.We are still buying deals when they appear out of nowhere - although they have been few in 2022 (until the last month ironically - even one MLS deal which is an absolute unicorn).I was simply curious to know how many other investors in this area have started cashing in their planned long term buy and holds. 

Ironically the real estate idea was mine I pitched to my husband last month and to my surprise he said “Yes!”

Ironically, in this city, (property is just outside of KC), this would still be the owner's responsbility. 

Ironically we have one parcel that we haven’t closed with this guy because it was a life estate and we had to clear title...apparently when he buys title matters, when he sales it doesn’t

Have an attorney reviewed rental agreement that is iron-clad. 

It would take about $10,000 - $15,000 to really get everything iron clad.
