There were just so many of them I got the feeling that the market might be saturated.

I'm not sure what makes an area "over-saturated" with investors or "unrealistically running up home values). 

There are way higher returns elsewhere and more room for growth (and less saturation).

It seems as another member has mentioned, that thelistings are so saturated with the 'Best Deal' and its just too hard tosort.

Cordova is very saturated due to large groups and hedge funds buying very large lots of non-foreclosure homes and turning them into rentals.  

Currently the products (SFH & Condo) you are referring to are very saturated in Panama City Beach, and your cash flow numbers will not be as strong.

To get the most bang for your buck, I would focus on 4+ bedrooms since they are the least saturated in terms of inventory.

You want to get your space rent ready if it does not already have a tenant and do not want to pay lots of cash outlay for capex items going in but instead get a credit from the seller to use post closing on those items.Check saturation and vacancy levels for the office you want to buy and how it is positioned in the complex.

Even in a "saturated" market you can make a nice profit on a STR, if your able/willing to put the extra money and time into what guests want and to stand out from your competition.
