Whatever terms you end up getting, you just need to do your projections with a sensitivity analysis to increasing interest rates and be sure that you'll be able to refinance or sell at the end of the term.

However from what I do know, If you purchased a property in the tax deed sale, you are allowed to make "some" upgrades and/or payment to safeguard, maintain and upkeep the property, so:Installing new locks - OKStretching / replacing torn carpet - OKInsuring the property - OKMowing the grass - OK (I guess?!)

Unless you are making cash offer deals and close in 3 days, or are investing in very time sensitive investments such as tax lein certificates, etc., it usually is not a problem.There is always the option of the check book access through Guidant Financial Services where they set up an LLC for your SDI, but the costs for set up are much higher (in the range of $2500).
