We use the water resistant type that has a hard PVC backing and the planks lock together.

There is a skinny wall at the end of the one hallway that has a hole and seems to be "soft" (you can push it in with little resistance).

But if the tenant is resistant, tell them they have to permit the inspection as long as you have provided proper notice.

Anything is possible but I'd rather focus my effort (time) on the path of least resistance.

They tend to be more scratch and water resistant compared to hardwood.
