The broker/dealer side is still operational and being shopped.The pattern used to liquidate Lehman is one you will see repeated if any of the other "too big to fail" guys like Citi, Chase or Barclays do fail.However, all three of those have an advantage Lehman didn't have.

However, if it would make me a "10" Satisfied to custom lay shower tile in a unique pattern but my time, the value of the pattern compared to me working doing research at the courthouse or going to an auction while a skilled craftsman who has the tools, skills & follows the pattern I want isn't worth it - it isn't worth it.

Sold comps are accurate because I have reliable realtors run quality comps within a quarter mile if not half a mile radius......now people can complain about wholesalers in general but if you see a pattern with some wholesalers why deal with them in the first place?

I posted this in another forum but for Columbus a good starting point is to look at zips that sell less than 100k houses which from highest to lowest for central ohio MLS are the following (this data is less than 30 days old):43302 - 12843211 - 10143130 - 6243223 - 6143204 - 5543207 - 4943055 - 4843224 - 4543160 - 3343050 - 2943219 - 2943701 - 2843138 - 2643113 - 2343123 - 2143228 - 20Multifamily will follow the same zips maybe some different patterns but price per unit is a good starting point.

Those previous decades of higher income people bidding values up is why it's so expensive, you're basically hitching your wagon to that pattern spanning decades (& the model here isn't "up and coming," it's "it went up, and there it's going, into the stratosphere" -- past and present tense, not speculative future tense).For this "appreciation max, screw cashflow!"
