The mortgage servicer will complete their own value on the property and will accept, counter, or decline the offer based on the value they obtained.The Seller would need to authorize you or who ever will facilitate the Short Sale to speak with the servicer(s) on their behalf, if you have never done one before i dont recommend you do it alone.

More importantly, you avoid the assessment of services where you can wear the hat of a seller to your buyer instead of just providing a service of facilitating a transaction because your LLC took title.

I'm not a turnkey provider per say, but I do eventually provide a turnkey property to our investors.I would look for a property management company that facilitates the process of finding a home, rehabbing if necessary, then places the tenant.

This can help to facilitate the transaction within legal boundaries between buyer and seller.
