You need to give him notice to cure, if not done in 3 days follow up with eviction action. check local landlord laws to know for sure what notice period is.. and if you have a crime free / drug free addendum you can follow thru on the pot complaint also.As far as listing property for sale until you have correct info on his lease I would not expect any cooperation, you probably would have to show up for each showing,, with proper 24 hours notice to enter so you can let the agents in.

These are just a few off the top of my head.Pro's:Guaranteed portion of the rent.You can get a tenant to cooperate with issues usually by reminding them that if evicted they will lose their voucher.Cons:Higher chance of low-quality tenantStricter rules regarding notices and termsSection 8 can cancel the tenant's assistance at any time without warningOften request unreasonable repairs be done Sometimes require you to repair something and back bill the tenant or they hold payment

I always look at the fact that time is money, contractors don't show, weather doesn't co-operate and that blasted broken foundation, or the unexpected wiring or plumbing problems , or asbestos, or T111 siding, etc that always manage to find their way into the project have to be planned for.

If she is not cooperative, a couple extra weeks of vacancy while you properly clean up and market the unit will do you favors in the long run.
