Look on Craigslist for properties that are nearby and have the same bedroom and bathroom count, garage/storage options, and matches utility treatment and pet policy that you intend to use.  

I love all the ways you can make money in RE...tax treatment, equity building, appreciation, etc.

As it says above, do not give any special treatment to the tenants.

If this is new it is caused by tenant behaviour and treatment will not help, they will come back.I have never had roach problems so can not advise on costs.
