I'm curious if anyone has used generic plans from sites like Houseplans.com to start their ADU build?

I also add an overall fudge factor of 10% to the bottom of the sheet.I've thought about making my spreadsheet more generic such that I could enter material only prices and installed prices and have another if/then statement for whether I pay for installation or do it myself and I probably will down the road so that I can calculate savings easily for doing things myself vs hiring it out.When I go look at a property, I estimate the square footage of each room.  

There are definitely jobs that college is necessary but spending 80k to get a degree in something generic or unusable doesn't make sense.

They also tend to have very rigid and generic underwriting requirements that prevent them from considering many factors you may think relevant to your particular deal or situation.

I don't like white appliances either, think they're ugly and generic but I've been focusing on tenant perspective rather than my own. 

A generic lease is just not good business, for your own protection.

., if the owner doesn't want pets, and the prospective tenant has pets, the system would just say something generic, like: :We are sorry, but this unit does not allow pets.  

I don't know about PA, but it's my generic understanding that you can still evict them if they did not pay the full amount, but if you accept a partial payment, you may void the eviction process.I'll see if I can find more specific info online.

Keep it short and generic.  

A generic lawyer will not know the codes.
