Areas that might be worth considering are Sinking Spring, Wyomissing, and the West Reading.

A couple options… 1) Coast as is until March for better selling season, more buyers, higher price. 2) Raise the rent at least half way to market.

But things out west also are a moving target on the best of days.

I also think that looking further south along the coast will be a good move.
