Defining the class of the neighborhoods is the tough one to start that grade C out for...I have some clients unused to the mid-west who are used to high-end suburbs who consider our better areas a B- area.Personally, I classify the C- anything I verify I have easy access to my spare magazine before I enter a vacant property.

You can invest in class D areas that on paper will show a high IRR of 20% but I would not touch it with a ten foot pole, but in same breath I would consider a 10% IRR where there is no leverage and low investment to value.If the class(a,b,c,) of an apartment building is based on the year it was built than what specifically determines the class of the area?

This is more a B- class neighborhood.I plan on doing a remodel of the kitchen including new countertops, range and hood, refrigerator, microwave, dishwasher; the cabinets are actually in solid shape and hardwood so I would like to keep them, but they definitely need to be stained and will also be adding hardware on them.
