that's a really good idea about doing the background check on the spot - we can do thatyes, we meet them face to face and that process seems to go wellit's possible we lost one tenant because it took us a while to decide, but that is because she wasn't ready to move in for 6 weeks and we were hoping that we could rent it more quickly - by the time we decided it was ok, she renewed her contract in her current apartmentone problem is we bought the property in winter and most of the viewers have leases that renew in the Spring

Clearly the viewers are full of crap, the realtor who authored it is just lazy..not out to hurt anybodyI wouldn't go on the warpath if i were you.

We handed the property over to a PM, and while she's had showings, virtually none of those are being converted to applications (though the viewers are taking the actual form and seem to have positive things to say).

@Anton IvanovUsually when we post a home for sale I do not include any % for vacancy or repairs but do state for the viewer to factor in their own as I just want to provide the gross calculations for them and then they can do whatever they choose with anything else.
