Would it be a good idea to demo the house and build a Triplex on the Lot?

Giving homes to tenants will usually result in deterioration of the home to the point that the tenant will simply walk away and you will be left with the cost of demo and replacement.

I put new tile flooring throughout, added a closet to make a 3rd bedroom, new appliances, new paint, new counter tops, refinished cabinets and added new hardware, gutted and updated bathrooms, landscaped outside plus lots demo, fixed a roof leak, sheet rock work ect.. for $13,500.

floors already demoed, about 80 sqft on floor and about 50 sq in the shower, it also needs demo in the shower.List of work: demo the showernew toilet, tile floor in shower, baseboards, thin set, baseboards, labor  $2300.00.  

I hear people all the time say they can do rehabs for 60K and I walk in to see their work or what they accomplished and they half way demoed the job and didn't even replace all the plumbing or electrical.

Meaning our foundation and business operation workflows instead of looking at deals (building our website, interviewing crowdfunding websites, demoing asset management software, Looking at CRM, Intervening pr and marketing firms, drafting our pitch deck...). 

AKA demo team can go from 1 project and then start on the next while the drywallers go in, then painters, then finishers etc.

I am in the process of making my first real estate purchase with my parents and its not a simple one - it is a lot in the town I want to live in with a house on it that's a demo.
