There is a lot of variation in neighborhood quality within Longmont, with some parts being fully gentrified (SE side which is rapidly approaching Boulder prices), others that are still "transitional" and also some pretty rough hoods that may never be nice (W/NW side).

LegalZoom is sufficient for setting up a single-member LLC without any variations.

A variation is a Series LLC if you have multiple rental properties - also your attorney's call.You do not choose between an LLC and an S-corp. 

Comps though have variations.

The variations of how the deal works is endless.

All of this is to say, broad categorizations don't work in Oklahoma City (and probably not anywhere else) it's one of the reasons out of state investors can be ill-served, there is too much variation.  

The variation will depend on how large your downpayment is (20% minimum), your experience, quality of the asset, your overall net worth and income and the appetite of the lender. 

This issue or a variation of this issue didn't happen just once, not twice, not three times, but four times through the remaining remodel.
