For some reason, according to the news here, there is an unusually high number of people selling properties they don't own, to unsuspecting people looking for vacation homes (to avoid what most of the country calls winter.)

It is easy to convince the unsuspecting clients you are an expert when you blow hot air up their butts... but you made the mistake to try that with me!

Not only do they get off scot free but they will have a clear record to be able to move on to the next unsuspecting landlord.It may even be a win for you, although not likely, definatly not for his next landlord and not for our business.  

They also should not be allowed to drain onto a sidewalk or other walking surface creating a slipping hazard; or be located in a hazardous location that can cause injury to unsuspecting pedestrians, such as protruding low over a walkway.

I am always baffled when unsuspecting investors buy a $40K property that rents for $600/mth and is convinced that it's a C class neighborhood because the seller told them it was.

If you can get over that aspect, this area can be rewarding.40 year olds riding BMX bikes with makeshift trailers in tow looking for any tools that an unsuspecting landlord might have left unattended.

To make matters worse, they often promote these web sites to other unsuspecting brokers!

It is a useful tool and we use it to pay our cleaners.But it is very easy to get cash from unsuspecting people.

@Kevin Reinell ask your Attorney General and see what they say...maybe start with the fraudulent claims and consumer protection divisions...I've always found it interesting that folks here brag openly about deceiving the public...and even more interesting forums like BP support this behavior and facilitate these conversations....or go as far as showcasing these guys on a podcast...anywayWe're working on a study that compares the difference in the transfer price of properties illegally brokered by wholesalers and the true market "as-is" value...to me it looks like a national class action lawsuit and punitive damages, robing unsuspecting consumers of their equity...but I'm no expert in the matter...

I know of a couple of horror stories where some unsuspecting citizen purchases a property at the sale, fixes it up, and then someone comes in and redeems the property.
