The power grid is not unstable in Texas nor is the blame on green energy or on natural gas.

It just feels like an unstable, cheap and overall bad idea. 

If the market rents for the property ( turn key) are $1500, 165k doesnt seem too high to me, unless there needs to be over 30k in rehab work done to the property or the rental market is unstable/inconsistent.
