I read apartment vacancy is still doing 92% in bay area, but they have to give concession , like one or two months free. office is pretty much dead.if you notice traffic pattern in bay , monday and friday is empty but traffic jam everywhere on tuesday and thursday.there's no way people would come back to work from mon to friday 9 to 5 again.i don't know about the future, but it's kinda scary, we in US live in borrowing times......

LL pays any repairs to RTUs over $5,000.Tenant credit and experience, number of tenants, demand drivers for submarket, growth patterns in market, tenant sales (if these are more service medical providers like dentist or chiropractor) and this is being used more as a service center than back office work.As for basic numbers, I would not call what you outlined as a terrible deal.

I've had to pay for some insurance premiums and some late penalties on property taxes but i can say, I've never been successfully sued in 15 years, because our process is well documented and its not a pattern or pervasive or malicious in intent (Some elements needed to sue in my opinion) if we make a mistake and, I've always made the borrower whole.

Everything should be in writing, down to the type and name of the kitchen cabinet handles, the tile name/brand/color, the texture of drywall,....everything that will be a part of this project must be in writing attached to the contract and signed by both parties.
