If the thermostat is set too low it will develop ice/frost on the coil inside of the unit.

The most common issues are dirty air filters, bad capacitors (usually go out in summer and can be ordered for less than $10 on Amazon), bad breakers (usually trip in winter with electric step heat), dirty coils (I clean coils during tenant turnovers), bad thermostats, and low refrigerant.

They fixed the problem by turning up the thermostat on the hot water heater; and by waiting until after they showered before doing their daily laundry.They commented that they like the washing machine, and that it gets their work clothes clean.

I use Honeywell 9000 wifi thermostats that send me alerts for humidity or temperature levels I configure.None of these items have monitoring or monthly fees.

You can travel over with a couple thermometers and hang out for 15 minutes to verify if there's a disparity between the thermostat and the room temperature.
