The most common issues are dirty air filters, bad capacitors (usually go out in summer and can be ordered for less than $10 on Amazon), bad breakers (usually trip in winter with electric step heat), dirty coils (I clean coils during tenant turnovers), bad thermostats, and low refrigerant.

@Derek Hobart use a 1) channel manager for guest messaging (Your Porter, IGMS, Smartbnb, OwnerRez to name a few), 2) dynamic pricing tool (Pricelabs or Beyond Pricing), 3) digital guest guide where you can embed short instructional videos (Hostfully), 4) WiFi lock (Schlage Smart Connect w/Smart Things Hun or Schlage Encode no hub needed), camera (Ring Cam) and thermostat (Honeywell).

They fixed the problem by turning up the thermostat on the hot water heater; and by waiting until after they showered before doing their daily laundry.They commented that they like the washing machine, and that it gets their work clothes clean.
