Perhaps not quite as critical as it used to be given our ability to compensate with a strong internet presence but still important for sure! 

Indy is affordable, is landlord friendly and has a diverse job market (FedEx, Eli Lilly, Indiana University Health are 3 major employers and there is starting to be a small tech presence).

GC has a lower cost of capital relative to the average syndicator due to his social media presence.

However, I don't like the potential constraints with growth on this (territory size, royalties, franchise fees, etc).I also like the idea of starting my own business from the ground up. 

Obviously, their presence would take away Christmas bookings and March bookings.

But I guess hindsight is not always 20/20, and I guess that is part of the real-estate territory.

Additionally, you could open an account in person with a national chain like Wells Fargo or Chase, since they have a presence in NJ. 

There is a reason they have such a large presence in the grass roots racing and drifting paddocks!

They can push a DSCR loan into negative cash flow territory which makes the rates even worse.
