You can't say: "Oh this house has boarded-up windows, tall grass, and a bunch of unpicked-up mail, so that means they are likely very motivated".

A tall order perhaps, definitely tricky, but I've seen it done.

Double check that there are not any nuisance liens (Trash, Tall grass etc.) on it by the city.

Some issues are - you back up to the Apartment complex, so you have no real privacy; I would plant a row of tall evergreens back there for screening.

We put on tyvek suits and opened the windows that worked , broke the glass on those that didnt , threw fans in the windows for 4 days before we went back in .( neighbors complained about the smell and the closest house was 50 ft away )  We made a pump system and used a new plastic trash can and sprayed with a garden hose over 100 gallons of a bleach , soap and water over floors , ceilings and walls just to sanitize as best we could .
