I don’t know if you went through the OM that’s on listing but the the potential CAP rate at year 2 could be 10-14%.

@Tony Hardy is very right - the numbers in OMs are always fabricated, and frequently have whole categories just missing (marketing marketing marketing - right?)!

It is the 2 year period in which the former persons who had an interest om the property have the right to contest the sale if they were not properly notified and given an opportunity to pay the back taxes.

They are still interested but looking closely at the numbers they are not what the broker had originally stated in his OM (as always never go by Anything a broker puts in an OM).

The tools are good to extract data from OM/rent roll documents and build model, but they seems to have limited capabilities analyze other aspects of under writing such as population growth/job growth/ rent comparisons etc., If you are looking for simple analysis they seem to be doing good job.

We been doing SFH & Townhomes construction in Acres Homes area as OM Developers for couple years now.

The issue I'm facing is how to make a OM that fulfills legal reqs.Do you invest in the US or Canada?
