I don't like cocktail parties, I prefer tailgate beer keg parties and backyard BBQs.

In a rental, I tend to use enclosures around the tub because they are easier to maintain and cost less.

Some storage/basement space with rectangular objects to put things in (cabinets, vinyl rectangular enclosure with no water..)

If it had to go to the garage or a patio enclosure, I'd probably opt for the enclosured patio, improving it, insulating the room and set aside that area as a mud room/utility room.

The paddock that contains the raptors is surrounded by electrified, reinforced enclosures.

Green board is good for the rest of the bathroom walls but not in the shower enclosure.

Also the house has some quirks--a 1955 Cape with one normal size bedroom and two small bedrooms, small bathrooms that can only fit a 4 foot shower enclosure (no tub, some people care about this, some people do not), detached one car garage...what I will have to overcome is that people in my area spending that much for a house want a big McMansion on their four acres, not a charming 1950s stone cottage.
