I think they can go very well if done right or poorly if not, and right.Here or a couple of suggestions. 

Please make sure you get a structural engineer to give you suggestions on what to do. 

A nice looking desk and a chair (Borrowed from your own house) and a faux potted plant in a bedroom that suggests the perfect office. 

A SFH in a neighborhood with HOA or owner occupant neighborhoods your rental property can stand out in a negative way because tenants don't waste their money watering the yard. 5.  

It would be good to also have that in hand to know where your legally stand.

I would suggest that you find a partner or mento who has done it before.Many of the investors that I work with in your position find that buying New Construction investment property from a builder is a better option. 

My suggestion is to be patient and thoughtful. 

I’m not familiar with those markets, but I would suggest finding some meetups and attending as many as you can.

I dont have any feedback for turn key REI but lots of experience with 1031X and my suggestion for you is to make sure you have a good idea of the exchange you're going into or at least the category of homes or type you're aiming for.
