Found a property in Strawberry Mansion neighborhood for 35k, but confused about ARV.

Single-family residence buy & hold investment in Philadelphia.

Purchase price: $65,000

Cash invested: $30,000

This property is in a nice rental pocket that should see some decent...

Gieco and Progressive can be different because they don't have direct agents, so they don't share revenue, but things like Lemonade can beat Geico and Progressive since they don't market on TV.I know I'm throwing a lot at you.

Not very familiar with McDonald expect the few time strawberry picking in the area.

I think they are good for cash flow On the west side I want to say Strawberry Mansion could see some gentrification in the coming years, but you really need to get in touch with a few local agents and PMs who can give you a more realistic feel for the neighborhoods.Good LuckKunal M.

It's still a reasonable commute to Tampa, but you can buy a small farm (10 acres or less) and grow strawberries (or whatever else will grow). 

Even a lemonade stand operator needs some skill and capital.
