The primary rental season in the Poconos has always been summer, with "ski season" as a smaller secondary rental season sprinkled in, but not really much any more.Keep in mind the Poconos aren’t high elevation like Vermont or Colorado - they’re only like 1,000 ft above sea level so it wasn’t really great skiing to begin with.

Let's say they aren't for the newbie investor.Your sweat equity is the effort you put in to increase the value of a property, you don't need to make saw dust and swing a hammer, you could oversee work, plant shrubs, design the landscaping, it's the difference in the actual expenses of increasing value to the value you end up with after work is completed. :)

As far a buy and hold goes, down payments are the stopping point.You can only buy (and hold) what you have a down payment for.Some people (when the market is right for it) will flip.Those who know the rules of this game, and are hammer swinger types may have an advantage in this area vs someone who has no sawdust in their blood.If you have no idea of the difference between a Radial Arm Saw and a Chop Saw, or what exactly to use to caulk a wet location, your communication with your sub-contractors might not be very clear all of the time, resulting in inferior (to what you wanted) work, or costly re-dos.In my opinion flipping is more like a job, where you can either live off the money, or use it to buy and hold income producing real estate for your portfolio.Just my 2 cents.

Only the sanding and refinishing the wood floor was completed, but without the cleanup, so when the new tenants moved in no repairs had been made and there was sawdust over everything in the whole house.
