So I went through a spell maybe 18 months ago, where several of my top producing 5 star cabins just stop booking, and never could figure out why other than perhaps an algorithm change.

Essentially everything is the same as any other loan except there is language in the promissory note that spells out how the lender will get paid based on the performance of the property and or project.

I’d also recommend spelling out explicitly the timeline or benchmark the team wants to hit before deciding if or how to exit the investment.

I would encourage you to get the existing tenant on a new lease that clearly spells out either the base rent + repayment plan, or better yet, the new base rent that should get you to market-based rent.
