It's not a sound way of doing business, especially if you hire some random VA to call for you in an area they know nothing about.Agents should always be building their sphere and creating warm inbound marketing from social media, events, and meetups instead of doing spray and pray.

So it could take a decade to get to todays market rent. 2) it’s almost impossible if not impossible to non-renew a tenant, especially if you’re not an owner occupant. 3) As a seller, even if I could remove paying tenants I never would without a non-refundable payment from a potential buyer that covers all vacancies for 6 months if they fail to complete the purchase. 4) You MIGHT say as a buyer that’s worth it.

If you want to develop it, I can refer you a lender that will lend on a completed subject to appraisal but you'll be limited if you just want it for the lot.If you simply want the land as part of your property, you have more options including a HELOC which you can still use for development down the road.

Even with a completed sale often times you might need/want to pay a lawyer to do a quiet title action to quell any possibly attempts to reverse the sale by an interested party.

They one, aren't familiar with completing 203k loans or two..simply don't want to be bothered with them because they are more paperwork.
