JOhn,  title companies are NOT in bed with any agent they are netural.. if they showed favoritism they could be in deep trouble from the insurance commission... you may want to check the contract most of them have a mediation clause for this very reason.if you don't come to a conclusion the title company will file an interpleader with the court and send the money there.. and you guys can duke it out there..

I've been analyzing deals for a year and have come to the conclusion that N.J. has most of it's potential cash-flow eaten away by taxes. 

So to answer your question, yes your calculations (for a rough "back of napkin" analysis) are close enough to give you the right conclusion.

@Jason Crews I've been thinking about the same thing lately and I've come to this conclusion.

I've come to the conclusion that for me it makes more sense to invest my capital in multi-family homes than sink it in a home.  

Ultimately, our conclusion is the project is likely still a "good deal" - but we had never intended to get into the demo and new construction business.
