By listening to Michael Blank saying he was considered as a newbie when he started MF despite his single family flipping experience, now I decided to go to MF directly skipping single/duplex.

You will have access to millions of properties, criteria filters, list building, list tagging, skip tracing , direct mailing, and emailing, and the list goes on and on.

BrightInvestor offers a ton of market data and property data like crime heatmaps, appreciation rates, income data, and even off-market deals with automatic skip-tracing, analyzers, sales comps, and rent comps. 

I found this out when several people skipped traced me, found my real phone number, and asked about their loan.

Google "skip tracing" and hire a virtual assistant or call center to start dialing any property that last transacted for under a certain price point.

Since you plan to pay off the mortgage within a year, you might do best with skipping step 1 and just do your refinance in step 3 first or second.
