I just read an article recently that noted "Avg Profits For Flipped Homes" of $80,000, however when you dig into the article and their sources, "Profit" is simply Sale Price - Purchase Price...so it doesn't consider renovation costs, holding costs, financing costs, etc.

Bundle all options that a renter would consider and you simply have what I stated above 

Simply not the case, even though post-COVID success posts would have some thinking so. 

However, if you bought it and managed it as a market rate apartment, your experience would be very different.My point is, I can control how fast a unit turns simply by adjusting my asking rents.  

A buddy of mine talked to his tax guy who told him these “Distributions” aren’t currently taxable right now and simply adjust the basis downwards (almost like a return of principal), but when the principal actually DOES get returned (generally about 5 years out in this case), that the difference between the amount returned and this downward adjusted basis is taxable at capital gains rates - if held longer than 1 year, generally 15% tax.  

If I sense the buyer is cut from this fabric, I will negotiate extra hard against repairs to the extent they simply walk.

Arbitrage is simply transactions.

I don't want a nice car or nothing flashy with the money I have made it simply goes directly into the SMP

It's simply deceptive and that's all I need to know about someone.  

It is a sure thing that you will have success simply based on your introspection!
