You are a good investor, and have a head on your shoulders and what say is true, but for how long, that is the Question.Just little ol' me - retired landlord City of Detroit.

Appraisal came back good today so that was a big weight off my shoulders!

As long as you have a good head on your shoulders you should be able to find several brokers who want you to hang your license with them.

More importantly, the effort has been made to shift more risk from the shoulders of end users to that of investors who paid cash and was not protected by non-recourse loans.

This could be an REI-friendly agent, or a seasoned member of your local REI group, but a second opinion may be very useful.Title/escrow companies will make sure the T's are crossed and I's dotted, but will definitely NOT guide you as to the value of the investment.So far as other legal E's are concerned, most competent Real Estate attorneys will be happy to look over your shoulder for $500 if needed, but again, still will not likely be able to counsel you on the true value of the investment.Good luck!

You may have to fire the first team you hire to get the partners right, but that is okay since most of us do not marry the first girl we kiss.Some of the other first time lessons:Have back up funds available if you do NOT need them cause you might.Hire professionals - they will save you money in the long run.Get someone to watch over your shoulder so you do not make their same mistakes.You are not a framer (okay that is actually just me).DO NOT STOP WHEN YOU ENCOUNTER SOMETHING UGLYRemember this is fun!

Maybe someone I can look over there shoulder as I continue my learning and some advise as I get a few deals under my belt.
