And infinite returns does not mean your return is beating the broad stock market either. to me waiting for an asset to double in value to extract out initial investment is not the same as buying a property, performing a value add that creates the value that allow you to pull out the initial investment and does not require any natural appreciation and can be done in a much shorter time span.

If it were mine I would replace the roof, including any roof decking underneath the shingles that need to be replaced, and look into the cost of doing a ridge vent at the top.As far as the air conditioning system , you might be replacing a well built heavy duty unit with something that has a much shorter service life and instead of using freon it uses some incredibly expensive chemical .
