I have debated about moving a house onto the property and either selling or renting the property or subdividing the property with multiple homes or even several tiny homes.

If you move out of state, are they coming with you or would they maybe want to move back into their house?

Tell them the people move out or you start an eviction. 

Tampa was my most visited place which is why I moved there.

Like Jake Baker suggested, keep good records and have a dedicated bank account for your property, properly separating personal and business expenses.

If the tenant asks you what's going on, tell them they can move out or talk to your attorney.

Having the contractor relationship in place to move quickly and provide a high quality renovation at a reasonable price.

Covering the mortgage isn’t an issue, but I’m considering factors like: Multi-Family: House hacking would help offset costs right away, but I’d likely need to put money into renovations upfront.Single-Family: Easier move-in with no immediate renovations needed, plus potentially lower tenant turnover once I rent it out For those who have been in a similar situation, what did you choose and why?

The more they move in the longer they stay--- you never know what their needs are going to be.
